You
love timber floors-they're warm and create a great atmosphere in a home. But,
as with anything natural, you have to look after them. If your home sits on
supports and is close to the open earth, or has an enclosed area where moisture
is constantly present, ensure there is adequate ventilation to assist in
keeping a dry under floor environment as timber floors will absorb moisture
from underneath causing the opposite problem of the effects of direct sunlight.

On
the other hand, floors that have been polyurethaned should not be waxed but
cleaned more regularly as they can actually become slippery with wax. If as
part of your renovations you have had your timber floor extended and it is
adjoining an existing polished floor that is in good condition, have your floor
sanding professional apply a top coat over the existing polished area when he
is final coating the new flooring to uniform the level of gloss throughout.
Depending on where the join is, it can be an eye sore if a gloss level changes
in the middle of a room or in a doorway that is highlighted by natural incoming
light.
Allow
your floors to harden for the required time, depending on the actual finish
used, before returning your furniture back. Particular attention should be paid
to heavy items such as your fridge. These items can easily damage new floors
due to their weight distribution to four small wheels. There are a couple of
ways to perform this task safely, but the best way is my method where by using
to sheets of Masonite sheeting, and rolling the fridge from one to the other
while walking the sheets up to the fridge recess so the wheels of never
actually make contact with the polyurethane sheet.
If
you are thinking of doing this is to lift the carpets/existing floor coverings
to assess the quality of the timber underneath. What you tend to find in older
properties that have been renovated or extended is the old floorboards may have
been damaged by tradesmen over the years carrying out work under the
floorboards (they do not tend to lift the boards and refit just cut straight
through so damaged and broken boards may appear). If any of this needs to be
changed you can normally find old Pine or Oak boards in your nearest
reclamation or salvage yard.
Refrain
from using supermarket products as they can leave a residual layer that can
cause rejection problems at a later stage when a maintenance coat may be
required to extend the life of your floor. Use the product manufactures
recommendations for your particular floor coating. Tip: Half cup of methylated
spirits in half a household bucket of warm water is a neutral cleaning solution
suitable to mop any polished floor with periodically. Intense direct sunlight
on an internal Timber Floor Polish can cause a number of problems:
- Premature yellowing of the finish.
- It can dry out the boards in that particular area lowering the moisture content and cause excessive widening of the gaps between the boards.
- In extreme circumstances it can cup the boards and also cause accelerated deterioration of the coating.
